At the high end (£120/month = £1,440/year) it is slightly more expensive, but folds in higher-spec sparkling and a premium finish. What the kitchen needs to support one

Installation is straightforward for most modern office kitchens. Four requirements:

  • Under-counter cupboard space. The reservoir unit is roughly the size of a small water heater, typically 400mm × 400mm × 400mm. It sits directly under the tap in the kitchen cupboard.
  • Cold mains connection. The reservoir needs a T-off from your existing cold water supply. Standard 15mm connection, an hour's plumbing work.
  • Power socket. A single 13-amp socket in the under-counter cupboard, ideally on its own switched spur.
  • Drain connection. A small waste line into your existing sink waste for the tap's internal cleaning cycles. Usually straightforward on a modern kitchen with a nearby sink.

The tap itself replaces your existing kitchen mixer tap. The old tap is decommissioned as part of the install. Some offices choose to keep a separate cold-water tap alongside for handwashing or filling large containers; the 4-in-1 can be installed as an additional tap rather than a full replacement if the worktop supports it.

What if we do not have the cupboard space?

The old counter is often the answer

Most office kitchens have more usable under-counter space than they think, because so much of it is dead space around the sink plumbing. On the site survey we walk the kitchen and identify the specific position. In the rare case that no under-counter space works, a wall-mounted reservoir cupboard is an option, but this is rare and adds cost.

Reservoir capacity

The under-counter reservoir stores pre-heated boiling water. When the team hits the tap for the mid-morning tea round, they are drawing from the reservoir. Once emptied it needs to reheat, which takes several minutes. Larger reservoirs handle peak demand without the tepid-tap-mid-morning problem. Size the reservoir to the team, not just the fitting.

Filter specification

The tap runs through a multi-stage filter cartridge before both the boiling and the chilled circuit. A good filter includes activated carbon (chlorine and taste), scale reduction (protects the reservoir), and bacterial protection. CO₂ cylinder location and swap logistics

For 4-in-1 taps, the sparkling function needs a CO₂ cylinder. Standard commercial cylinders last three to six months for a typical office. Ask where the cylinder is housed (usually alongside the reservoir under the counter) and how the swap is managed. Tap finish and handle style

Modern taps come in chrome, brushed steel, matte black, gunmetal and a handful of other finishes. Match the finish to the kitchen. Practically the difference does not matter: they all deliver the same water. Aesthetically the wrong finish reads as an afterthought against a considered kitchen.

Handle safety mechanism

Every commercial tap has a childproof safety mechanism on the boiling handle. Different manufacturers use different mechanisms (push-and-turn, twist-and-hold, dedicated safety catch). Try each one on the demo unit. Some feel intuitive, some feel fiddly. The team will use it hundreds of times.

Service schedule

The single most important specification. Boiling water taps need scheduled service every six to twelve months depending on hardness and usage. Include filter change, sanitisation, mechanical check and CO₂ swap (for 4-in-1). Insist on the schedule being written into the contract.
